The problem with fire equipment is that it looks fine

A building can pass a glance in every respect — extinguishers mounted, hydrant cabinets in place, an alarm panel with a green light — and still have nothing that works. Nobody notices, because none of it is used from one year to the next. The first real test is the fire itself, which is the worst possible moment to discover a seized valve.

Scheduled maintenance is simply the practice of testing the equipment on purpose, at intervals, instead of waiting for circumstances to test it.

What an AMC typically covers

Scope is agreed and written into your contract before it starts, so there is no ambiguity later. A contract commonly includes:

• Fire extinguishers — inspection of pressure, seals, hose and horn; refilling and recharging as required; replacement of units beyond safe service.
• Hydrant systems — operating landing and hydrant valves so they do not seize, checking system pressure, and inspecting hoses, couplings and cabinets.
• Pumps — running the main, jockey and standby pumps, checking they start on demand and hold pressure.
• Sprinkler installations — checking heads are unobstructed and undamaged, and inspecting pipework and control valves.
• Fire alarm systems — functional testing of detectors, call points, sounders and the panel, including audibility across the building.

Who normally takes one out

Any premises where fire equipment has to stay working without somebody checking it daily — residential societies, commercial complexes and business hubs, schools, hospitals, hotels, warehouses and industrial units. In practice it is also easier to budget for than a series of unplanned repairs, and it means somebody is accountable for the condition of the equipment rather than nobody.

Multiple sites, and equipment we did not supply

If you operate several premises we can quote for them together under one contract. We also maintain installations originally supplied by other contractors — we will inspect what is there and tell you its condition before proposing any work.

Visit frequency depends on the size of the installation and the equipment types, and is proposed when we quote. How breakdown attendance between scheduled visits is handled, and what it costs, is also set out in the contract.
